Barton Hills is one of 78704’s least talked about neighborhoods. But, its also one of the most unique and uniform. Tucked between South Austin’s Zilker neighborhood and Zilker Park, Barton Hills residents don’t see too much traffic. And, with its rolling hills and highly rated schools, Barton Hills residents get more of a Northwest Austin suburban feel than a South Austin neighborhood. You’ll find everything from 1950s homes in original condition to more updated, modern looking homes. Because of the mature landscaping, many of the homes feel like they’re tree houses, a quality residents are attracted to.

Barton Hills is in the perfect location for someone who likes the idea of being near popular hangouts like Downtown Austin, South Congress, South Lamar or South First but who doesn’t want to live the “Keep Austin Weird” lifestyle all the time. All of those districts are within a few minutes drive, making them a great place to go for dinner or just to walk around. If you’re looking to see a movie, check out the Alamo Drafthose on South Lamar. If you’re looking for coffee, try Summermoon Wood Fired Coffee on S 1st. Looking for a place to enjoy the great weather? Try Zilker Park. Need to do a little shopping? Try Barton Creek Square Mall.
